CHICAGO—New industrial spec projects have become almost common in the burgeoning submarkets along I-55 or I-88, but the Opus Group now believes the time is right to break ground on a huge spec building in central DuPage County. The Minneapolis-based firm, along with its partner USAA Real Estate Co., just unveiled plans for a 423,726 square-foot industrial office and warehouse facility located at 10 Falcon Court in suburban Streamwood, the only available industrial building larger than 200,000 square feet built in the area over past 15 years.
“We're excited to help fill the need for large warehouse space in the region,” says Matt Kurucz, senior real estate manager, Opus Development Company, LLC. “Offering a flexible design and an ideal location for manufacturing, bulk distribution, regional or corporate headquarters, this building will appeal to a variety of modern industrial users.”
Located on 35 acres of land just off the Elgin O'Hare Expressway, the cross-docked warehouse will offer 32' clear height, up to 88 exterior truck docks, up to 117 trailer parking stalls and 193 parking spaces with room for expansion. The site also offers quick access to I-290, I-355 and I-294 and O'Hare International Airport.
All other buildings this size built in the past 15 years are currently leased, according to Opus officials. In addition, they add, it will also be the only available building in the area with dedicated trailer parking.
“We are pleased to be commencing our second project with the Opus team, having recently completed and successfully leased the I-88 Gateway Logistics Center,” says Len O'Donnell, chief executive officer of USAA Real Estate Co. “They have proven to be a high caliber development partner and I'm confident we are building another outstanding building that will meet the surging demand in this market”.
As reported in GlobeSt.com, in late 2013 Opus and USAA launched the ambitious I-88 project in North Aurora. Opus finished the 604,565-square-foot bulk warehouse last October and the partners recently signed a long-term lease agreement with Midwest Warehouse & Distribution System, Inc. for the entire space.
Construction will begin on 10 Falcon Court in July 2015, with completion scheduled for late 2015. Opus Development Company, LLC will be the developer, Opus Design Build, LLC will be the design-builder, and Opus AE Group, LLC will be the architect and engineer of record. USAA Real Estate Co. will own the building. Eric Tresslar and Kelly Disser of NAI Hiffman will market the property.
