YORKTOWN, NY—Phoenix House Foundation will market for sale its expansive Phoenix House Academy here, GlobeSt.com has learned EXCLUSIVELY. The 140-acre Westchester County campus includes a five-story main building with a 270,000-square-foot former seminary, dormitories, classrooms, a library, large meeting rooms, a commercial kitchen and offices.
There are five additional single-family homes spread across the property. The entire property will be delivered vacant in this town known for large estates and horse farms. It is being marketed by Newmark Grubb Knight Frank's Justin DiMare, Stephen Gordon, and Jon Zuckerman. An asking price was not available at press time.
The campus is atop a hill with expansive views of the terrain of the surrounding parkland and Mohegan Lake. Located approximately 35 miles from New York City and just two miles from the Taconic Parkway, the property is close to MTA Metro-North Railroad stations in Katonah and Peekskill, NY.
Built in 1954 at the site of the Loyola Seminary, the property was purchased in 1983 for the development of the first Phoenix House Academy. Phoenix House announced earlier this year that it would be closing this Academy in order to serve a greater number of clients closer to where they live.
The offering is expected to appeal to residential and senior housing developers responding to the strengthening demand for single-family homes and rental housing in Westchester County and the Hudson Valley. Interest also is expected from institutional and corporate users seeking a rural campus setting within one hour from Manhattan.
