MIAMI—While many developers are focusing in Miami's urban core, Newgard Development Group is venturing further north with one of its latest projects. And the early success speaks for itself.

Gale Boutique Hotel & Residences, a new condominium and hotel project underway in Fort Lauderdale Beach, has sold over 50% of its units. With that momentum, Newgard is opening its sales gallery at 2434 East Las Olas Boulevard to offer would-be buyers a first-hand look at the design concepts for the project's interior and exterior living spaces by Urban Robot Associates.

“The Gale brand has been well-received in the Fort Lauderdale market,” says Harvey Hernandez, president and CEO of Newgard. “It's the perfect fit for Fort Lauderdale.”

Occupying an entire city block at 2900 Riomar Street and 410 Bayshore Drive in Fort Lauderdale Beach, Gale will offer 128 luxury condos and 96 hotel rooms and suites. Preconstruction prices range from the low $400,000s to over $1.2 million.

“While many of our buyers are from the local market, we're also seeing an impressive number of domestic buyers hailing from the northeast, as well as international markets such as Canada, Brazil, Colombia and Venezuela—which isn't too surprising considering Fort Lauderdale is a top travel destination,” says Hernandez. Construction of the $120 million project is scheduled to begin this fall, with completion targeted for the beginning of 2017.

Menin Hospitality, a Miami Beach-based luxury boutique hospitality management company whose South Florida portfolio includes the Gale South Beach hotel, Sanctuary South Beach and The Bentley South Beach, will managing the project's hotel component. Owners interested in renting out their home while not in use may opt to include their unit in the hotel's Flexible Rental Program.

Visitors to the new sales gallery will be able to view a scale model of the project, renderings, a kitchen model, as well as sample finishes and fixtures. Several elements from Urban Robot's designs will also be on display. Individual condos range in size from 850 to nearly 2,200 square feet. Resort-like services include room service, housekeeping, poolside towel service, laundry, catering, and car services.
