SAN DIEGO, CA—Southwest Value Partners has acquired the DoubleTree San Diego Del Mar from PHF Ruby LLC, an affiliate of Fillmore Capital for an undisclosed price. The five-story property was renovated in 2012, and is near the 5 freeway for easy access to central San Diego. Bob Kaplan and Rod Apodaca, SVPs for CBRE Hotels, represented the seller in the transaction.

SALES

MURRIETA, CA—A private investment group has purchased a 37-acre land parcel at Mapleton Avenue and Keller Road in Murrieta, CA to build a 824,500-square-foot Kaiser Permanente hospital. The vacant land parcel traded hands for $9.8 million. Mike Tingus and David Mudge of Lee & Associates represented the buyer in the transaction.

LOS ANGELES—A California-based real estate fund has sold five net-leased childcare centers located in markets throughout the country. The five properties sold for a total of $19.6 million to five separate buyers. Four of the properties are KinderCare Learning Centers in Florida, Illinois and Maryland, and the fifth is a Knowledge Beginnings Child Development Center in Colorado. Marcus & Millichap first VP Dean Zang, first VP Mark Taylor and associate Christopher Phillips, represented the seller as well as the buyers along with VP Tammy Saia.

BEAUMONT, CA— CT Beaumont Partners has sold two LEED-Gold-certified industrial buildings for an undisclosed price. Rudolph Foods Co. purchased a 127,700-square-foot property, located 920 4th Street, and Valley View Center purchased a 444,450-square-foot property located at 415 Nicholas Road. The two buildings total 572,000 square feet and sit on 30 acres. Cushman & Wakefield's Kyle Kehner, Milo Lipson, Tim Pimentel and Ryan Velasquez represented the seller in the transaction, while CBRE's David Consani represented Rudolph Foods and Jim Panting of Commercial Realty Advisors represented Valley View Center.

LEASES

CHINO, CA—Pacific Coast Warehouse has signed a 181,891-square-foot lease at 15989 Cypress Avenue in Chino, CA. Pacific Coast will use the property as a chemical warehouse and distribution facility. Tim O'Rourke and Barry Hill of JLL represented the tenant in the transaction, while Chuck Belden at Cushman & Wakefield represented the landlord, the Carson Cos.

SAN DIEGO, CA—Neustar Inc. has signed a 23,000-square-foot lease at the Irvine Cos.'s One La Jolla Center in University Towne Center, a recently completed office building. The tenant will occupy one full floor at the 15-story building.

RENO, NV—Bi Nutraceutical has signed a 140,000-square-foot industrial lease with GLP at the Patrick Industrial Park located within the Tahoe-Reno Industrial Center. J. Michael Hoeck, Dave Simonsen, Steve Kucera and Michael Nevis of the NAI Alliance Industrial Properties Group represented the landlord in the transaction.

FINANCING

PORTLAND, OR—Killian Pacific has secured $18.3 million in construction financing to build Clay Creative, a five-story, 90,000-square-foot industrial-office project in Portland's Eastside. HomeStreet Bank Commercial Real Estate provided the permanent financing for the borrower. The terms of the loan were not disclosed.

EMPLOYMENT

SAN DIEGO, CA—Mary Kay Bier has joined Kidder Mathews as first VP, where she will focus on office and retail properties. Bier brings 24 years of experience to the firm, and formerly served as a partner at Lee & Associates. She will be based in the firm's San Diego office.

IRVINE, CA—Erica Steenstra has joined Taylor Designs as director of environments, where she will serve to support the firm's architecture, environments and strategies practice areas. The 25-year veteran joins the firm from NBBJ in Los Angeles, where she was an associate and interior design leader.

IRVINE, CA—Auction.com has named Anthony Self as VP of industry relations, where he will focus on strengthening the company's relationships within the real estate community and developing relationships with brokers and agents. Already, Self has launched a new agent center landing page on the site for residential brokers. Self is a broker associate with Hunter Mason Realty and serves on the board of directors for Palos Verdes Peninsula Association of REALTORS. He formerly served as a director at Altisource as well as VP at Altisource Online Auctions.

DEVELOPMENT

PORTLAND, OR—A joint venture between Trammell Crow and Clarion Partners is developing a 600,000-square-foot distribution facility for Subaru of America in Gresham Vista Business Park. The project will relocate the company's master distribution facility from Japan to Portland. It will break ground in August of this year and will be complete in October 2016.
