BALTIMORE—MacKenzie Commercial Real Estate Services has arranged the sale of 7205 Rutherford Road, a single-tenant net leased office building in the Rutherford Business Park  to F&M Development.

The 25,000-square-foot building was sold by 7205 Rutherford, LLC for an undisclosed price. The property is being renovated into an office and headquarters facility for the National Center on Institutions and Alternatives. The building will also have a career development center.

MacKenzie's senior vice president/principal Don Schline and vice president Michael Spedden brokered the deal on behalf of the seller and purchaser.

7205 Rutherford was constructed as a build-to-suit school facility for the NCIA in 1999, a not-for-profit that works to break the destructive cycle often associated with the human service and correctional systems. The organization provides individual care, concern, and treatment for intellectual and emotionally disabled youth and adults and those involved in the criminal justice system. NCIA also occupies 30,000 square feet in two other buildings in the Rutherford Business Park that house different educational and career development programs.

Late last month, the same brokerage team from MacKenzie Commercial arranged the sale of 1954 Halethorpe Farms Road, a 680,000-square-foot industrial building located in Halethorpe, a suburb of Baltimore. Halethorpe Business Trust sold the property to Blue Ocean Realty for an undisclosed price.

At the time of the sale the building was 100% leased to seven tenants. Lead tenant Alcoa occupies 55% of the building.
