MIAMI—Coworking is catching on in Miami—and all its suburbs. Pipeline Workspaces is expanding yet again.
Pipeline, a shared workspace concept that launched in Miami and spread to Philadelphia, chose Doral for its fifth location. Pipeline leased 13,000 square feet at Doral Concourse at 8400 Doral Boulevard.
Doral Concourse sits in the heart of the Doral Business District and next to CityPlace Doral, a mixed-use development that will add residences and a major neighborhood shopping and dining destination with over 20 restaurants, as well as a Fresh Market, CinéBistro theater and Kings bowling alley.
“Doral's growth and international population makes it an ideal community to serve as a complement to our other South Florida locations and in line with our hub and spoke model,” says Todd Oretsky, co-founder of Pipeline. “Pipeline is creating an office and social network that will allow people to work near their house or in the most expensive business address for as little as $200 per month, giving them access to communities that they would never have been able to tap into before.”
Pipeline's Doral location is expected to open in the first quarter of 2016 at 84th Avenue and Doral Boulevard. Starboard, Marriott International, General Mills, Humana, and Infinity Insurance are among the other notable tenants in the building.
Pipeline also has coworking office space locations in Miami's Brickell Financial District and is opening a location in Coral Gables in September. The company has in the works Pipeline Co-warehousing and Creative Studios in Miami's Little River area.
A hub for corporate headquarters and family-run businesses and a growing residential population make Doral a strategic location for Pipeline's expanding workspace model. In the next five years, Doral's population is expected to grow over 15%, according to CBRE's latest market report, nearly doubling the 6.85% growth rate projected for Miami-Dade County. The city is home to A-rated public schools, a rising residential population and it ranked second in Forbes' “America's Top 25 Cities to Live Well” List.
“Pipeline is poised to grow very fast while maintaining the highest standards of quality for our members,” says Philippe Houdard, co-founder of Pipeline. “We have assembled a 'best in breed' vertically integrated team that handles every step, including site selection, architecture and design, construction, finance and daily operations.”
Shay Pope of CBRE represented Pipeline. Gordon Messinger of Cushman & Wakefield advised the property owner. Uriel Mendieta of Hunton & Williams LLP provided Pipeline legal counsel.
