DALLAS--Transwestern has represented three new-to-the-area retail brands in securing local space. Transwestern vice president Grant Gold represented the tenants in all three transactions.

The stores are To Be Continued Boutique, which will lease space at The Pavilion on Lovers Lane in Dallas; The Yoga Factory and Wellness Center, to be located at The Shops at Legacy in Plano; and coffee and ice cream shop Twizzles, headed to Allen.

“The current market conditions – a low vacancy rate and high rental rates – make it increasingly difficult to meet the demand of each client's needs,” Gold told GlobeSt.com. “It's much more than simply finding space that's the right size and a decent location. There's a host of factors that go into creating the perfect scenario to set up a new retail brand for lasting success, which is our ultimate goal as real estate advisors. We're there for the lifetime of this brand, not this one deal.”

Scottsdale, AZ-based To Be Continued Boutique has leased 3,264 square feet at 5600 W. Lovers Lane. It will be the upscale consignment shop's second store.

The Yoga Factory and Wellness Center leased 2,762 square feet; it currently has operations at 19009 Preston Road in the Far North Dallas submarket. The new space will include Shepherd Chiropractic, where patrons can schedule chiropractic treatments and massage therapy and practice yoga in one location. Transwestern vice president Will Sale co-represented the tenant with Gold.

For its inaugural location, Twizzles leased 2,200 square feet at 1328 W. McDermott Drive in Allen.
