ROSSLYN, VA—Monday Properties' anchor tenant at 1515 Wilson Blvd. has renewed its 53,000-square foot lease.
Terms of the lease transaction with Tetra Tech AMT were not announced.
Tetra Tech AMT will occupy the top five floors of the 12-story, 127,000-square foot building. It will relocate some of its workforce now located on the third floor to a newly constructed eighth floor, a configuration that gives Tetra Tech with a continuous space. The agreement also gives Tetra Tech AMT, which has been a tenant at the property for nearly 18 years, with new rooftop signage as part of the renewal agreement.
Tim Helmig, president and COO of Monday Properties, points to his firm's more than $5-million recent capital program at the complex as a key to the property's recent success that has seen the top floors of both buildings being leased in the last four months.
The capital improvements to 1515 and 1501 Wilson Blvd. included a renovated lobby and elevators, new HVAC systems, improved public areas, new tenant-only fitness facility, and a large outdoor activity plaza -- complete with a putting green, bocce courts and ping-pong tables. With this lease renewal, 1515 Wilson maintains a 90% occupancy rate.
The Tetra Tech leases follows ICA Language Services' 17,000-square-foot lease in April of this year. Tetra Tech was represented in the lease transaction by Cathy Delcoco and Brad Davis of CB Richard Ellis. Monday Properties was represented in-house by Helmig, John Wharton and Deniz Yener.
The building owner also reports that SeKON and Serka Federal Solutions have signed new leases totaling approximately 6,000 square feet at 1501 Wilson Blvd.
