LITTLE FALLS, NJ—Multimillion-dollar renovations are paying off at Overlook Corporate Center, as supply chain management solutions company SPS Commerce is relocating there from Parsippany. Colliers International, the exclusive leasing agent for the property, tells GlobeSt.com there is more to come.

“We are engaged with several other tenants who have expressed interest in spaces at Overlook Corporate Center, which continues to serve as a best-in-class option for corporate tenants and offers rare, large block opportunities,” Richard Mirliss, executive managing director at Colliers International tells GlobeSt.com exclusively.  

The SPS Commerce transaction, a long-term, 25,000-square-foot lease, aligns with ownership's ongoing multimillion-dollar, amenity-rich enhancement initiative at the 415,000-square-foot, Class-A office building, which is set for completion in the first quarter of 2016.

SPS Commerce, a Minneapolis-based global retail supply chain network and provider of cloud-based solutions and analytics, will relocate its New Jersey operations from Parsippany to Overlook Corporate Center's fourth floor in February 2016, pending build-out of the space. As previously reported by GlobeSt.com, the facelift is attracting attention from prospective tenants.

“The addition of SPS Commerce continues robust leasing activity at the trophy property as ownership moves into the next stage of its extensive enhancement program with the full renovation of its lobby and elevator cabs,” says Mirliss, who, along with colleagues Richard J. Madison, executive managing director; associate Jack Callahan, and associate Alexander Vitro, exclusively represent the building's owner, Theta Holding Company.

Overlook Corporate Center's direct access to the Montclair State University train station –– via shuttle service provided by ownership –– was a driving factor for SPS Commerce, whose staff is largely comprised of millennials who rely on public transportation,” Madison says. “With new amenities including a state-of-the-art conference center and a fully equipped fitness center, both of which will open this month, the property is a prime option for a diverse array of tenants, particularly those looking to attract and retain millennial talent.”

Additional improvements will include the upgrading of all common areas including the corridors, bathrooms, and cafeteria; in addition to the development of a 'grab-and-go' cafeteria with a coffee bar.

Other amenities at the facility include: covered parking; Wi-Fi access; gated security; and onsite ownership and management. The building has dramatic views of New York and New Jersey.

SPS Commerce's lease follows on several new leases that Colliers arranged at the building this year for the American Society of Mechanical Engineers, Milliman Inc., and Ceragon Networks. The class-A building's diverse tenant roster also includes Morgan Stanley, Roche/Genentech, Cantel Medical, Systra Consulting, and The Marcus Group.
