FORT WORTH--BH Properties has completed its first major lease within the former Radio Shack industrial portfolio in Fort Worth that his firm acquired in June.

In an expansion for the firm, Chain Link Services LP leased approximately 310,000 square feet at 1000 Terminal Road in Fort Worth, or about half of the 628,000-square-foot industrial building situated on more than 23 acres. Financial terms of the 10-year lease were not disclosed.

“These buildings are the most cost-effective options for good quality industrial product in the DFW market and that is one of the reasons Chain Link opted to relocate here and others are looking at what we have,” Bill Hardy, senior vice president, asset management and leasing, for Los Angeles-based BH Properties, told GlobeSt.com. “BH Properties looks to acquire properties that are vacant or otherwise need to be repositioned to attract good tenants and this is a case, we simply bought in a market where demand is greater than supply.”

George Curry and Jamie Galati in the Fort Worth office of JLL and Chris Stout in its Dallas office represented BH Properties in the transaction. Jeff Givens in Transwestern's Fort Worth office represented Chain Link Services, which serves chain restaurants and convenience stores in the procurement of materials and equipment to run food-service oriented businesses.

Chain Link Services plans to occupy the Terminal Road facility in phases starting in January, said Hardy.

Chain Link Services currently occupies approximately 128,400 square feet at 4675 Railhead Road and also another location in Fort Worth of about 60,000 square feet.

“Given the tightness in the Fort Worth industrial market and the fact that these buildings constitute new inventory, we're not surprised by how quickly we were able to execute our first lease in the former Radio Shack portfolio,” said Bill Hardy.

Additionally, Hardy added, “these buildings are the most cost effective options for good quality industrial product in the DFW market and that is one of the reasons Chain Link opted to relocate here and others are looking at what we have.”
