HOUSTON--Younan Properties recently completed a multi-million dollar lobby and exterior renovation at 2350 North Belt Tower, a ten-story, 165,094-square-foot class A office space in the Greenspoint/IAH submarket.

The lobby remodel features new flooring, walls, elevator cabs, lighting and showcases a unique, illuminated onyx art wall. Exterior improvements include a new illuminated walkway and entrance from the visitor parking lot as well as new freeway monument signage.

In addition to the recently completed renovations, the property will break ground on a new, 3,000-square-foot fitness center as well as a new 2,500-square-foot, multimedia conference center designed by Page Southerland Page.

"Younan Properties recognizes the importance of having a modern work place that includes state of the art architectural features and an amenity package for their tenants," Marci Phillips, vice president of leasing at PM Realty Group, told GlobeSt.com.  "We have already experienced an increase in leasing activity at the property with the completion of Phase I renovations."

Phillips says the value of the renovations, in addition to the property's existing amenities, is not lost on prospective tenants.

"In a submarket of 12.4 million square feet of space, it's important for class A properties to provide an amenity package that today's tenants' demand. North Belt Tower provides both the amenity package as well as a premier location less than five miles from IAH, which is important to national and global companies alike. In addition, the building offers companies up to 120,000 square feet of contiguous, executive office space."

Phillips and Mike Martin, vice president at PMRG, are handling leasing at the property.

Along with the recent renovations, 2350 North Belt Tower offers many more amenities, such as a full-service café, a seven-level access controlled parking garage with covered building access and abundant surface parking, 24-hour guard service, after-hours card key access with a building security system, and on-site property management, engineering staff, day porter and day maid. 

Younan Properties also owns and manages Greenbriar Place, Bridgewood I and Bridgewood II in the Greenspoint/IAH submarket and Younan Square at 1010 Lamar St. in downtown Houston.
