ORLANDO—EastGroup Properties just picked up the leasing assignment for Walden Distribution Center I and II, two class A industrial buildings. The properties span 211,525 square feet of industrial space at 2401 Police Center Drive in Plant City, FL.
Trey Carswell, a newly-minted principal at Avison Young, is leading the charge. The new assignment marks an expansion of the 1,354,000-square foot portfolio that he represents for EastGroup.
"Location and economics converge in Plant City," Lisa Ross, senior vice president of Avison, tells GlobeSt.com. "The convenience and density provided by the I-4 corridor, coupled with high demand and a low 5% vacancy rate create a tremendous opportunity for success with Walden Distribution Center."
Built in 1998, Walden Distribution Center features two tilt-wall buildings with 26-foot clear height, dock high, 200-foot depth and rear loading. The industrial property sits between Interstate 75 and US Route 27 and is within three miles of Interstate 4. These three highways are the most traveled thoroughfares in the region.
"As Florida continues to be a targeted consumer market, the explosion of e-commerce and associated fulfillment and distribution functions will continue to create opportunities for economic growth," Trey Carswell, principal of Avison Young, tells GlobeSt.com. "Walden Distribution Center allows us to take advantage of such opportunities."
Overall, Tampa's industrial market is seeing strong growth—and so are some of its submarkets. Specifically, Plant City is turning heads. Click here to find out why.
