KANSAS CITY—The wholesale grocery business is experiencing a wave of consolidations, and this is helping put a lot of properties on the market. SpartanNash, a wholesale grocery distributor, has decided to sell its 139,077 square foot food services facility at 2925 Industrial Dr. in Junction City, KS, due to consolidations in the supply chain, and hired JLL to market the property.
“This is a very modern building,” Chuck Rosien, a vice president in the Chicago office, tells GlobeSt.com, and with an asking price of $43.00 per square foot, “it is substantially cheaper than building a new facility.” Furthermore, Junction City sits near I-70 just 130 miles west of Kansas City, MO, and a host of national distributors such as Foot Locker have established significant facilities there to take advantage of the central location. Constructed in 2006, the multi-temperature building also comes with enough land to potentially double in size.
Kevin Wilkerson, managing director in JLL's Overland Park, KS office, and Erik Lund, a JLL associate, are representing the seller.
“With high power capacity and a well-planned freezer, cooling and storage layout, this facility was designed to meet the unique needs of the food services industry,” Wilkerson says. “This is an excellent, move-in condition alternative for companies that require customized space without the significant expense and timeline of building a new facility or repurposing an existing one.”
The building has 32,000 square feet of cooler space, 20,000 square feet of freezer space, 30' clear height ceilings, and 30 loading docks. It also has 5,000 square-feet of office space, one grade-level door and parking for 102 cars.
