“We see opportunities ahead for private equity investors in the hotel space as REITs pull back.

MIAMI—Hotel industry veteran Geoff Davis has joined forces with Leon, Mayer, a Miami-based private equity and investment banking firm. He will serve as a partner and chief investment officer in charge of the firm's hotel investment strategy and lead the company's Denver office.

Specifically, Davis will oversee the firm's hotel investments domestically and worldwide. Leon plans to add more resort and urban lifestyle properties to its hotel portfolio in the US, Caribbean and Latin America. The company recently snapped up the El San Juan Resort & Casino in San Juan, Puerto Rico.

“We see opportunities ahead for private equity investors in the hotel space as REITs pull back,” Davis tells GlobeSt.com. “We also expect a softening of hotel values as the market comes into equilibrium between buyers and sellers.”

As Davis sees it, opportunities exist in all segments of the hotel industry but we are currently focused on complex resort assets in primary destinations, such as the firm's recent investment in the El San Juan Resort in Puerto Rico. He also points to urban boutique assets, which he feels mirror what the modern consumer is seeking, as well as general value add opportunities with strategies such as rebranding, enhanced management and renovation and repositioning strategies.

Before joining Leon, Davis co-founded HREC Investment Advisors, where he served as president and senior principal for 14 years. He was previously a principal at Hospitality Investment Counselors, Gemstone Hospitality, and a number of other development joint ventures. He is regarded as a top investment professional in the hospitality sector.

“The addition of Geoff to our senior team is a significant step as we continue to build our hospitality private equity practice,” says Benjamin Mayer, cofounder and managing partner of Leon.  “Geoff's experience spans multiple cycles and multiple facets within the hospitality sector, including acquisitions and development, management and brokerage. His successful track record in investing, as well as business building, makes him the ideal addition to the LM team.”
