LOS ANGELES—The first creative office space in the LAX submarket has opened its doors, an 88,000-square-foot creative office building converted from a traditional office building by developer Liminal Space. Located at 6171 Century near LAX, the property has been well received by tenants and the community, with five lease transactions completed and 70% occupancy.

“Rental rates have become so high in neighboring markets, like El Segundo, Playa Vista and Culver City, and it seemed that the LAX submarket could offer high quality creative office space at a lower cost,” Paul Solomon, founder of Liminal Space, tells GlobeSt.com. “The investment in the infrastructure and modernizing the airport is galvanizing demand in the area, and people are excited that so much capital is being invested into this area. I would say that it is similar to Downtown Los Angeles 10 years ago. There is an excitement to be a part of the rejuvenating area with a lot of activity.”

Solomon has a background in loft design, and has developed in other revitalizing markets, like the Arts District in Downtown Los Angeles. He took a similar approach to the redevelopment and repositioning of this project. Solomon brought in natural light, enhanced the circulation of the building to emphasize the high ceilings and concrete and steal details and utilized the building's existing technology center. “My background is in renovating lofts in the Downtown Arts District, so I have experience revealing the character of a building and modernizing them. I like to bring art into projects and the art is part of the vision as much as the architecture,” adds Solomon. “Bringing in amenities was a big part of the redevelopment. People have had limited food options in the past, and we wanted to provide good food options for breakfast and lunch, so that people wouldn't have to get in their car and drive to another market.”

Jason Fine and Kristen Bowman of JLL are marketing the office units at the property, and handled the completed lease transactions. The current tenants include Team Rubicon, which leased 10,000 square feet; Stella Travel Services, which leased 9,200 square feet; M-Theory, which leased 6,500 square feet; Matrix Aviation, which leased 2,600 square feet; and Rinaldi's Deli, which leased 1,400 square feet. “We have been beating our expectations. We were 70% leased before we finished the renovations,” adds Solomon. “We are ahead of schedule.” The building can accommodate users that need 3,800 square feet to 18,000 square feet of space.
