MIAMI—In a big relocation move, HSBC just inked a 10-year, 8,000-square-foot lease at Four Seasons Tower. The banking giant is expected to take occupancy at the tower, which Millennium Partners owns, by the end of the third quarter of 2016.

Cushman & Wakefield director Gordon Messinger represented the owner. JLL's Scott Sheron represented HSBC.

HSBC will relocate its Latin American International Center to Four Seasons Tower from 55 Miracle Mile in Coral Gables. The Latin American International Center is dedicated to serving the needs of Latin American clients with banking and business interests in the United States.

“Four Seasons Tower is a great fit for HSBC,” Messinger tells GlobeSt.com. “They've been able to consolidate a significant portion of their South Florida operations under one roof in one of the region's iconic buildings while positioning themselves in Miami's hub of international business affairs.”

HSBC will occupy the balance of the 11th floor, which is also home to Kenny Nachwalter. Price Waterhouse Coopers previously occupied the office space. HSBC also has a retail, private and international banking presence in the building. The new lease brings the bank's total occupancy to more than 90,000 square feet, making it the largest tenant in Four Seasons Tower.

Four Seasons Tower is a 70-story, 1.5 million square-foot, mixed-use high-rise. The building features 250,000 square feet of class A office space, the five-star Four Seasons Hotel Miami housing 222 luxury rooms and 84 condo units, 186 residential units, and 14,000 square feet of banquet space. It is also home to Equinox, a 50,000-square foot fitness center, and the Edge Steak and Bar.

Four Seasons Tower is in the Brickell Financial District. Known as the Fifth Avenue of Miami, Brickell Avenue is home to many foreign consulates, is a major banking center and is one of the city's most desirable high-end neighborhoods. It offers a diverse and exciting blend of retail, office, hospitality, entertainment and residential attractions.

Since 2014, Messinger has negotiated nearly 90,000 square feet of leases in Four Seasons Tower, helping bring occupancy in the building from 60% to near full occupancy. Kenny Nachwalter, IMS Internet Media Services, REV Group, Rainmaker Group, Trend Micro, Carmignac, and Kasowitz, Benson, Torres & Friedman are among the tenants he brought to the building.
