ORLANDO—Two regional power centers in Florida's mid-coast region along Interstate 95 are up for grabs. The Shopping Center Group (TSG) just listed the retail assets.
TSG directors of investment sales Anthony Blanco and Lynn De Marco, are marketing the properties, which can be acquired separately or as a portfolio. The retail centers are offered without existing financing.
“Hammock Landing and The Pavilion at Port Orange are both dominant regional centers that feature an ideal tenant line up and serve a disproportionately large trade area,” Blanco tells GlobeSt.com. “Each center has visibility on Interstate 95 and provides investors with strong current cash flow as well as growth opportunities.”
Sitting at the intersection of Interstate 95 and Palm Bay Road in West Melbourne, FL, the Hammock Landing asset totals 341,000 square feet. The tenant roster includes Marshalls, Michaels, Ross Dress for Less, Academy Sports + Outdoors, Carmike Cinemas and hhGregg. Target and Kohl's shadow anchor the retail center.
The property is 93% leased and is part of a larger community development that totals 609,000-square feet. The 92-acre development is about 45 miles southeast of the Orlando MSA. The 98%-leased retail center sits 55 acres at the intersection of Interstate 95 and Williamson Boulevard, about 26 miles northeast of the Orlando MSA.
