The 110-room boutique hotel has ocean views, 14,000 square feet of event facilities and amenities like a swimming pool and fitness center. The hotel, which is owned and managed by Khanna Enterprises LTD, expands Hilton's Southern California presence.

SEATTLE—Mack Real Estate Group has sold a historic office property in Seattle to Onni Development Capital Corp. for $29.6 million. Located at 1411 Fourth Avenue, the property has 123,430 square feet and sits on .29 acres of land. It is located in Seattle's Central Business District. HFF senior managing director Nick Kucha and director Nick Kassab represented the seller in the transaction.

SALT LAKE CITY, UT—An unnamed buyer has acquired a Landmark II, a 213,333-square-foot industrial building in Salt Lake City from Alaska Consolidated. The purchase price was not disclosed. The property has 28-foot clear heights and was 80% occupied at the time of the sale. CBRE's Tom Dischmann and Craig Thomas represented the seller.

VENTURA, CA—An investor operating under the name Oak Park Properties has purchased Oak Park Plaza from another private investor operating under the name Oak Park Assets. The 29,000-square-foot lifestyle center traded hands for $12 million. Lee & Associates principals Jeff McGuire and Slavic Zlatkin represented the buyer and seller in the transaction.

SANTA ANA—An affiliate of Landmark Realty & Property Management has acquired a 70-unit multifamily asset in the Flower Park neighborhood of Santa Ana for $10.8 million. The buyer purchased the asset from Continental Asset Management in an off-market transaction. Current rents in the building are 25% below market, so there is good opportunity for upside here. Mike Marcu with Insite Investment Realty represented the seller, while Patrick Jameson, an associate of Lee & Associates-LA North/Ventura represented the buyer in the transaction.

 

LEASES

SAN DIEGO—Anytime Fitness and Juice Stop have each signed leases with Capstone Advisors at the Island at Carlsbad, a 39,992-square-foot retail center. Anytime Fitness signed a 64-month lease, while Juice Stop signed a 120-month lease. The combined leases total 5,000 square feet and bring the building's occupancy to 81%.

SAN DIEGO—CP Kelco has signed a five-year lease with Westcore Properties at Kearny Mesa R&D/lab. The lease transaction is valued at $2.5 million. The tenant will occupy 100% of the property. Mike Labelle with Savills Studley represented the tenant in the transaction.

 

FINANCING

DENVER, CO—Hill Cos. has secured a $23.5 million construction loan to build Muse Apartments, a five-story, 120-unit apartment complex near University Park. The loan is non-recourse, but other terms were not disclosed. Jonathan Soffer of Regency Capital Partners secured the funding on behalf of the borrower.

PORTLAND, OR—Keybank is investing $9.5 million in equity for the construction of St. Francis Park Apartments, a 106-unit apartment complex single persons and small households living at or below 60% area median income. The apartment will reserve 25 units for victims of domestic violence.

 

EMPLOYMENT

IRVINE, CA—Ten-X has hired Colleen Lambros as chief marketing officer for its residential division. In this new role, Lambros will lead all marketing and branding efforts for the newly launched Ten-X Homes. She joins the firm from the Irvine Co., where she was group SVP of corporate marketing, and has more than 20 years of experience at the firm.

SEATTLE—Perkins Coie has hired Serena S. Carlsen as a partner in the firm's Real Estate & Land Use practice. Carlsen will focus on commercial property and development matters. She was formerly with Stoel Rives LLP.

 

DEVELOPMENT

SAN DIEGO—DPR Construction has completed the new lodge for the Girl Scouts of America at Balboa Park Campus in San Diego. 5,000 Girl Scouts and adult volunteers will use the 2,800-square-foot facility, which replaces a 52-year-old cabin, each year for day camps, trainings, events and overnight camping.
