  1. Articulate a strategy so that when an opportunity arises, your company is top of mind.
  2. Stay close to the brokerage community, and make sure they know what you have bought lately to validate your strategy.
  3. Let your third-party property-management and leasing professionals know you are looking to expand your portfolio. These professionals are working for a variety of other landlords and can help give you leads to follow up with other owners.
  4. Perform when you say you will. Nothing will keep you off the list faster than having a history of tying up properties and then not performing.
  5. Take care of the people who bring you opportunities. Always.
  6. Don't burn the seller by demanding capricious price adjustments at the closing. You may get away with it once in a while, but the brokers bringing you these opportunities will soon learn to steer clear of your company.
