NEW YORK CITY—First Quality Maintenance has signed a 10-year, 27,000-square-foot-lease at 318 W. 39th St. in Midtown. Gary Rosen and Howard Tenenbaum of SL Green represented the tenant in the transaction. The landlord, Newmark Holdings, was represented in-house by co-CEO Eric Gural and senior manager Matthew Mandell.

The Brennan Center for Justice has signed a 15-year lease to occupy 25,476 square feet at 120 Broadway. The historic 40-story, 1.9-million-square-foot Downtown office tower is owned by Silverstein Properties. The tenant will relocate from 161 Ave. of the Americas before the end of 2016. Silverstein was represented in house by Roger Silverstein, Joseph Artusa and Camille McGratty. The Brennan Center for Justice was represented by Stephen Eynon of CBRE.  Robert Nash and Daniel Aires of Schulte Roth & Zabel represented the tenant while Michael Sobel of Wilk Auslander represented Silverstein Properties.

Three new office tenants have inked long-term leases at 853 Broadway. Brack Capital Group, a global real estate company that is involved with extensive real estate activities, energy and venture capital investments, has taken the entire second floor of the building, totaling 8,815 square feet. Shaw Industries, one of the world's largest carpet manufacturers and a division of Berkshire Hathaway, will occupy the entire third floor with 7,963 square feet. Media iQ Digital LTD, a leading global analytics software and services company, will take the entire fourth floor with 8,013 square feet. The building is owned by The Feil Organization.

The Kaufman Organization has secured five lease renewals at Nelson Tower, 450 Seventh Ave., totaling 13,545 square feet. With these renewals, the office building remains 100% occupied. Tenants who recently renewed leases include Insight Strategy Advisors, Jessilyn Personnel, Spear Physical Therapy, Fagenson & Puglisi and Toscano & Associates. Asking rents were in the high $50's range per-square-foot for each transaction. Insight renewed its 6,141 square foot space for an additional three years. Kaufman's Steven Kaufman, Barbara Raskob and Yvonne Chang represented the landlord, 450 7th Ave. Associates. Timothy Freydberg of CBRE Group represented tenant. Jessilyn Personnel, Inc. renewed its 1,092 square foot lease for an additional five years. Raskob represented the landlord. Spear Physical Therapy extended its 2,556 square foot lease for five years. Raskob also represented the landlord in this transaction. Fagenson & Puglisi has signed on for five additional years in its 2,328 square foot space; Raskob again represented the landlord. Toscano & Associates has renewed its 1,445 square foot lease on the 19th floor for three additional years, since originally moving into the building in 2009. Raskob represented the landlord.

Rudin Management Co. has completed a 15-year lease with the National Development Council for 11,741 square feet of office space at One Battery Park Plaza. Daniel Horowitz, Jeffrey Peck and Christopher Foerch of Savills Studley represented the tenant in the long-term transaction. Kevin Daly, VP of commercial leasing at Rudin Management, represented the landlord in-house. Asking rents for additional space at the property are $55 per square foot.

Hogg Robinson Group has signed a five-year lease for a 6,035-square-foot full-floor space at 292 Madison Ave. Representing the landlord, Marciano Investment Group, was the Cushman & Wakefield team of Harry Blair, executive director, and Sean   Kearns, executive director. Representing the tenant were Newmark Grubb Knight Frank's Ross Pearlman, executive director, Ryan Brodsky, managing director and Ryan Mandrell, associate.
