WASHINGTON, DC--Last week we reported that locally-based Bradley Holdings had tapped JLL to market some 100,000 square feet of A+ plus at its Watergate office building located at 600 New Hampshire Ave. The space may be high end and the skyline views among the best in the city but big blocks of space are easy to come by these days. To better compete, Bradley Holdings will be renovating the building, according to JLL's Amy Bowser, who along with Seth Benhard, is marketing the building.
There is a lot of renewed energy in this part of the city, she said, referring to the West End and the western edge of the CBD.
“The re-positioning and reintroduction of this building joins other renovation in the West End part of town,” she said.
Projects underway include:
2001 M St., NW Brookfield Office Properties 2112 Pennsylvania Ave., a 240,000-square foot, 11-story trophy office that Skanska is building on the West side of the CBD. It secured a pre-lease with Cleary Gottlieb Steen & Hamilton for 115,000 square feet.
2000 K St., NW, a 153,212-square-foot property owned by Tishman Speyer which is adding four new floors. The redeveloped building will have four sides of floor-to-ceiling glass and the ceiling heights for the top four floors will reach 9' and be column free on the interior.
2000 L St., NW and 2001 K St., NW, a project between Rockrose Development and Spitzer Enterprises to combine these two existing buildings owned by the two companies respectively into a single 800,000-square foot building at 20th and L streets. It will be called Alexander Court.
2050 M St., NW, a planned office by Tishman Speyer that is expected to deliver in 2019. It will be a 364,000 square foot office with a private 11th floor balcony, designed to LEED Gold specifications.
