LOS ANGELES—KTGY Architecture + Planning has unveiled its concept for the retailer expansion at the South Bay Pavilion. Forever 21 RED is joining the retail tenant roster at the mall in a new 17,000-square-foot build. The designer was inspired by Forever 21's F21 RED brand for the new concept, which mixes will create a family-friendly shopping experience in the South Bay.

“The design vision was to create a more contemporary look for the mall, and it was inspired by the F21 RED brand,” Simon Perkowitz, principal of KTGY's retail studio, tells GlobeSt.com. “We also wanted to create an environment that had a lot of natural light and was easy to navigate.” He adds that the design includes “large contemporary letters and clean lines” to create more visibility of the store from the curb and interior, while the “exterior entry design incorporates stone veneers, metal louvers and wood siding, resulting in a fresh and enduring feeling that resonates with this Southern California destination.”

The revamp isn't exclusive to Forever 21, though. Other new tenants coming to the center include Wing Stop, Jamba Juice, Chile Verde Mexican Food and Vitamin World. The new design aimed to create a modern look for the new outpost.

This is not the first mall to get a makeover. Many Los Angeles shopping centers are adapting to the new needs of retailers through renovation. Massive redevelopment projects are underway at the Century City Mall and the Beverly Center. “Many mall owners in Southern California are giving their mall a “refresh” and are replacing dark, cluttered, hard to navigate layouts with lots of soaring windows, bright skylights, and sleek exterior and interior finishes to reflect a more modern look,” Perkowitz explains.

The redevelopment of the 1.2-million-square-foot shopping mall was announced in March of this year when the property owner, Vintage Real Estate, secured $83 million for the project. It chose KTGY because of the firm's retail experience and time efficiency.
