NEW YORK CITY—Stellar Management has secured an approximately 32,000-square-foot lease for the full fourth floor of One SoHo Square, located at 223 Spring St./161 Ave. of the Americas. The occupier, technology firm DoubleVerify, will make the Midtown South location its headquarters in a shift from Midtown. TOWN Residential's Lori Shabtai, and Jonah Katz, represented the tenant. The landlord was represented by a Newmark Grubb Knight Frank team of Brian Waterman, Andrew Peretz, David Malawer, Brent Ozarowski and Courtney Adham. The asking rent was $80 per square foot.

Susan Kahaner and Jennifer Ogden, senior directors at Avison Young here, represented the Lupus Research Alliance in its new 10-year, 13,541-square-foot lease for built-to-suit space at 275 Madison Ave. The 329,000-square-foot, 43-story office building—located at the southeast corner of Madison Avenue and East 40th Street—is a designated New York City landmark property. Oliver Katcher, an EVP with JLL, represented ownership in the deal.

Lifestyle fashion designer Haute Hippie has signed a 5,909-square-foot, three-year lease for the entire sixth floor at 15 W. 27th St. Michael Heaner, partner at The Kaufman Organization—along with Grant Greenspan and Elliot Warren represented the landlord—13W27 Leasehold, in the transaction while Glenn Isaacson, then of CBRE and now with Cushman & Wakefield, represented the tenant. Asking rent was $65-per-square-foot. Haute Hippie will move into the space next month.

NGKF has leased the corner portion of 620 Amsterdam Ave. to B. Café, a Belgium-inspired restaurant with two locations here. The eatery leased approximately 3,800 square feet at the northwest corner of 90th Street and will relocate from its current location at 566 Amsterdam Ave. and expand into more space. NGKF retail EVP Jeffrey Roseman and associate Lucas Kooyman represented the landlord, Roxann Management Corp. B. Café was represented by Doug Kleiman of Ripco Real Estate Corp.

In Downtown Brooklyn, TerraCRG has completed a 2,975-square-foot retail lease at 340 Livingston St. with Metro Feast, a gourmet café. Peter Schubert and the TerraCRG leasing team were the sole brokers in the transaction. The property is located near many key area developments, including City Point, Barclays Center, the Fulton Mall and BAM.
