DALLAS—The trend of balancing life, work and play that has fueled the popularity of Uptown Dallas is benefiting 2626 Cole. The nine-story class-A boutique office building has signed 30,000 square feet in leases in the past six months. Recent new and renewal leases have been signed with CDK Realty Advisors, Republic Editorial, The Gough Group and Navigator Energy Services.
“2626 Cole is attractive to boutique tenants because of its smaller floorplates and jewel box size,” says Abbey Rowsey, Dallas asset manager for Accesso Partners LLC, which owns the building. “Being steps away from numerous restaurants, retailers and other lifestyle amenities, make 2626 Cole's location the epitome of walkability.”
Jay Bailey, senior vice president of JLL's Dallas office who heads the leasing team, says the newly renovated contemporary lobby, onsite property management, security and convenient parking, plus quick access to the Dallas North Tollway and US Highway 75 are “definite advantages for tenants. Progressive companies want to recruit and retain employees who value their work environments and seek a timesaving and stress-reducing location.”
Tenant employees echo Bailey. Teresa Costa, senior associate with David Griffin & Co. Realtors located in 2626 Cole, tells GlobeSt.com: “I moved back to Uptown in the 80s and wouldn't live anywhere else. My office is in the heart of Dallas, the most walkable part of the city with easy access to everything. I don't like commuting and this way I save an hour to 90 minutes compared to driving in from the suburbs. We have amazing downtown views from our seventh floor office. And the building is newly renovated and modern throughout.”
Costa says she walks to meet clients and prospects at nearby Ocean Prime or Perry's Steakhouse, or two blocks to the Katy Trail, a five-mile walking trail that links Victory Park in Uptown to Highland Park in downtown.
She tells GlobeSt.com: “Another cool thing is I can walk and shop at Whole Foods, Trader Joe's and Sprouts. Or I can do yoga, Pilates, CrossFit or go to my gym without getting in my car and trying to find a parking place.”
