AUSTIN, TX—Sales and leases abound in Greater Austin, signaling the continued demand for well-located space and quality assets, with one full building in the southwest market providing opportunities in particular. In this example, three of six buildings are now occupied by single users, all of which were pre-sold prior to completion.
The asset was Mesa Oaks located at 5920 W. William Cannon. Presbyterian Children's Homes and Services purchased building three at Mesa Oaks. The 18,292-square-foot purchase brings the new development to 92% occupied with a combination of owner-occupants and tenants. The seller was represented by Patrick Ley and Matt Levin with ECR and the buyer was represented by Paul Gamel with Paul Gamel & Associates.
Ley tells GlobeSt.com: “In closing the purchase with Presbyterian Children's Homes and Services at Mesa Oaks, it brings our count of nonprofits and associations in the project to five. Further, it proves there was large demand for full building user opportunities in the southwest market as three of six buildings are now occupied by single users, all of which were pre-sold prior to completion of shell construction. There are only a few smaller condos left at this time and we continue to have a high level of interest due to the great location and quality of energy-efficient buildings.”
