SCOTTSDALE, AZ—In a project being called Mainspring Flex Phase III at Pima Center, MainSpring Capital Group has plans to speculatively develop 150,660 square feet of light industrial space suitable for warehouse/assembly/distribution uses in northeast Scottsdale, AZ. MainSpring Capital is the developer of the Pima Center.
MainSpring's light industrial offering at Pima Center (of which this project is the third phase) has 24-foot interior building clear-height, dock-high and grade-level loading from ample all-concrete truck courts and generous on-site parking. The new project features R-38 roof insulation and all LED warehouse lighting to drive down occupancy expenses.
Phase III construction will begin during fourth quarter of this year and completion is scheduled for mid-year 2017. The speculative development includes two buildings totaling 150,660 square feet. Buildings A and B will have a 70,130-square-foot floorplate with additional mezzanine area. The architecture has tinted glazing and performance glass, as well as a conceptual green space courtyard. The property will have a 160-foot fully secured truck court, as well as both truck-level and grade-level loading.
