SAN ANTONIO, TX—The Stonehue Shopping Center located at 20323 Huebner Rd. benefits from its prime location in the heart of the Stone Oak trade area, with nearly 75,000 people and average household incomes of more than $125,000 in a three-mile radius. As leasing agents for Stonehue Shopping Center, the Weitzman Group team of Daniel Mitchell and Marcus Shaffer took the 21,004-square-foot neighborhood center from approximately 22% vacant to fully occupied. The tenant mix now includes Jersey Mike's, India Tai Palace, Guero's Taco Diner, Austin Driving School, Pizza Hut and several others.

Due to these leasing efforts, the sale listing received strong interest from numerous investor parties, both within the state in addition to the East and West Coasts. The Weitzman Group, representing a Florida-based investment partnership, recently sold the retail center for an undisclosed price to a local investment group. Weitzman's Shaffer and Mitchell handled negotiations on behalf of the seller. The Weitzman Group will continue to handle leasing of the center under the new ownership.

“We had interest from investors here in Texas and from both coasts,” Shaffer tells GlobeSt.com. “Stone Oak is an affluent submarket with strong growth, six-figure incomes and a major medical center complex that helps keeps the area in high demand.”

The center is located east of the Stone Oak and Huebner intersection with strong traffic counts. The traffic counts are 32,913 vehicles per day on Stone Oak Parkway north of Huebner Road and 29,877 vehicles per day on Stone Oak Parkway south of Huebner Road. Area retailers include Firehouse Subs, Taco Cabana, Subway, Wendy's, Sonic, Walgreens, Sherwin-Williams, Wells Fargo, Little Caesars and Falcon International Bank.
