DULLES, VA–Frederick, Md-based Matan Cos. closed on a 10-acre industrial site here last week and plans to begin development work immediately for a 154,125-square foot spec industrial building, according to JLL, which brokered the sale. A Matan Cos. spokesperson confirmed the transaction. The seller was a private partnership.

Ground will break on the building in early 2017 with delivery slated for later in the year.

There are two possible user types that would be interested in the building, JLL SVP John Dettleff tells GlobeSt.com: a data center and a distribution center that wanted to base its last mile operations close to Dulles' burgeoning mixed-use, residential community. Dettleff and Dan Costs handled the sale.

The building will have 30' building heights, which is unusual for the Dulles industrial market, Dettleff says — typically the local buildings have between 20' to 22' ceiling heights. The building will also be equipped with ESFR sprinklers.

The property also sits on top of seven fiber lines and it is adjacent to four data centers, including Cyrus One and Digital Realty Trust, he added, making it ideal for a data center as well.

JLL is also handling leasing for the property and Dettleff says that he and Costs have already fielded two calls about the spec building, which will be called Dulles North Industrial Park.
