HOUSTON—The Jones on Main is a newly rebranded office complex located at 708 and 712 Main St., which includes the JPMorgan Chase & Co. building. Plans for the rebranding at the iconic buildings include creating a collaborative and socially engaging environment via ground-level connection of the two buildings, the addition of hospitality-inspired amenities, as well as new street-level restaurant and retail spaces.

Built in 1908 and expanded in 1922, 708 Main has held a presence on Main Street in downtown for more than a century. Also known as The Great Jones Building, the office tower was originally home to the Texas Company (later Texaco) and then became the Bankers Mortgage Building. Houston city father Jesse H. Jones kept an office in the building as work progressed on the adjacent Gulf Building.

The 712 Main office tower is a 37-story art deco skyscraper that once served as the headquarters for Gulf Oil Company and is the current Houston banking headquarters for JPMorgan Chase & Co. The building was commissioned in 1929 by Jesse H. Jones and it remained the tallest building in Houston until 1963. The tower is a city of Houston landmark and is listed on the National Register of Historic Places.

The Mitchell Group recently took 3,989 square feet in an office lease in the 712 Main building. Due to 712 Main's unique floor plates, The Mitchell Group will occupy the full 31st floor at the 715,000-square-foot office tower. Connor Saxe and Vince Strake of Colvill Office Properties represented the property's ownership, Lionstone Investments and MIDWAY in the lease transaction. Kevin Kushner of CBRE represented The Mitchell Group.

In other office news, Baker Katz has completed the purchase of a two-story 17,000-square-foot building in a joint venture with Braun Enterprises. This is also a historic building, located at the corner of Washington Avenue and White Street. The first floor has 4,945 square feet of space available for lease and the second floor has 7,960 square feet available. The property includes ample area for parking and is in close proximity to downtown and midtown Houston, Sawyer Heights Lofts, and the Rice Military and Heights neighborhoods.

In retail news, MetroPCS has leased 1,400 square feet in the Pyburn's Center and is estimated to open its store later this month. Sydney Dixon of Waterman Steele represented the landlord, John Vuong.

“When I purchased this parcel of property and started planning the new Pyburn's Center, I knew that I wanted tenants alongside me that wanted to work for this South Union neighborhood,” Vuong tells GlobeSt.com. “MetroPCS provides much-needed product and services to South Union which has not had new businesses and services coming in for many years. We are helping to improve this neighborhood one step at a time.”

In land news, 29.96 acres in Kemah, TX were sold by Zircon Properties Inc., a Maryland corporation, and Beethoven Realty Associates, a Maryland liability company, to the Galveston Bay Foundation, a Texas nonprofit corporation. The land is located on the east side of State Highway 146 near its intersection with State Highway 96. Waterman Steele partner Lance Gilliam and vice president Adrian Ramirez represented the seller. Doug Nicholson with Newmark Grubb Knight Frank represented the buyer.
