AUSTIN, TX—The Austin Independent School District is putting 10 properties including the district's downtown headquarters on the market for sale, lease or other alternative, civic-minded proposals. In addition to traditional offers from investors and developers, AISD is encouraging organizations with community opportunities to submit proposals.
The purpose is to receive a variety of qualified offers that bring value to the district and/or the school community. More specifically, AISD's board has expressed an interest in understanding the market feasibility for possible partnerships (public, private and nonprofit) so as to expand academic offerings available to students, support efforts to increase the availability of affordable housing especially for AISD employees and families with children, consider AISD's administrative space and design needs, and provide a one-time or preferably recurring revenue source for the district.
AISD has hired Austin-based Southwest Strategies Group to handle the brokerage and marketing services for the 10 properties. SWSG recently completed an evaluation of all 10 of AISD's properties to determine the market value for each.
The 10 properties include a mix of structures and land scattered throughout Austin, including Carruth Administration Center at 1111 W. 6th St., Allan Center at 4900 Gonzalez St., Baker Center at 3908 Avenue B, Millett Opera House (also known as the Austin Club) at 110 E. 9th St., 9.318 acres of land south of Alpine Road, adjacent to AISD Central Warehouse, 1.234 acres of land at Doris and Hathaway Drive, 31.987 acres of land at the southwest corner of US Highway 183 and Loyola, 12 acres of land on East 51st St. which is adjacent to AISD Service Center, 7.96 acres of land at the southeast corner of Tannehill Lane and Jackie Robinson Street, and 12.496 acres of land at 4806 Trail West Dr.
A separate package is available for each property. The board's intent is to allow the district to receive a variety of proposals/bids including those for creative and innovative development options that might have not been considered otherwise, and that bring value to the district.
For each of the 10 identified properties, AISD will accept both proposals for repurposing, short-term lease (less than 10 years), partnership or other open-ended option designed to attract creative and innovative ideas for the use of the properties, and bids for purchase, long-term leases (10 years or more) or exchange for other land.
AISD educates approximately 85,000 students on 129 diverse school communities in one of the fastest-growing metros in the country, GlobeSt.com has learned.
