HOUSTON—With the latest additions to its portfolio of managed properties, Houston-based student housing manager Asset Campus Housing is positioned to oversee one fourth of the industry's off-campus beds next fall. ACH has assumed operations and marketing of 25% of the student housing beds that are expected to open in the fall of 2017.

ACH has been selected to oversee the marketing and lease-up efforts of 16 student housing developments across the nation, totaling more than 8,700 beds. The properties are set to open in fall 2017 in various markets, such as Las Vegas, Chicago, Tallahassee, FL; Turlock, CA; Tempe, AZ; Fort Myers, FL; Mobile, AL and Waco, TX. In fact, the Enclave at the Stadium in Waco is one of the Texas properties that has been added to the ACH portfolio.

“Over the past 10 years, we have overseen the lease-up of 15 developments a year,” said Michael McGrath, CEO of Asset Campus Housing “We have done very well on these assignments. We have achieved occupancy goals, maximized revenue and have often topped proforma rents.”

Axiometrics' July 2016 reports show there will be a total of 35,655 off-campus beds opening in the fall of 2017. Of these, ACH will be managing 25% of those beds. GlobeSt.com also learns that at the beginning of the fall 2016 leasing season, many anticipated another strong year for the sector. And now that the fall semester is underway at most universities, Axiometrics continues to see strong results relative to a few years ago.

More than 44,000 beds have been delivered for the current fall semester and 3,800 more are anticipated to deliver in the next few months, says Axiometrics. This is slightly above 2015 levels, but moderate compared to 2013 and 2014. Of the 92 universities that have received (or will receive) new supply in 2016, only 30 added beds in 2015.

Looking into next fall, supply is expected to be at a similar level or slightly above, with 45,700 beds identified. Though this number is preliminary, it takes into account 1,800 beds delayed from 2016 and 9,200 beds still in the planning stages, closer to the number projected by Axiometrics in its July report. Of the 92 universities with new beds delivered in 2016, some 32% are expecting additional new beds in 2017.

Texas A&M University remains among the top universities for new off-campus deliveries (as it has every year this cycle), with 1,850 beds delivered in 2016 and more than 2,300 expected in 2017. Baylor University will remain among the top for the second year in a row, according to Axiometrics.
