KANSAS CITY, MO—Xceligent has launched a web-based application for the creation of digital tour books for commercial tenant brokers. Known as Xceligent Spaceful, it draws upon pre-populated building and space information to help brokers create digital tour books and dynamic tour experiences while also strengthening broker-tenant interaction with digital and mobile capabilities.

“The space tour is a critical step on a broker's path to closing a deal,” says Xceligent CEO Doug Curry. “So we created a tool that makes that process fast and hassle-free. Brokers can now assemble digital tour books in minutes, not hours, and edit or update them in real time based on feedback from colleagues and clients.”

Spaceful's origins stem from an incubator initiative during which participants worked to and address common pain points experienced by commercial real estate professionals. The inefficiencies of the space-tour process was cited time and time again during the initiative, leading to the development of Spaceful. The app provides not only detailed information on spaces and buildings, but also area information, including restaurants and retailers, notable companies in the vicinity and overviews of public transportation options.

Property information for Spaceful is drawn from Xceligent's space and listings data as well as data from third-party providers. Collaborators can contribute to and edit tour books in progress, effectively eliminating the need for brokerages to prepare presentations and marketing booklets from scratch.

Once the digital tour books are created, brokers can share them with clients through a browser link that enables viewing on desktops, tablets or smartphones. During a space tour, both brokers and tenants can share notes directly on the platform and can upload their own photos in real time.

An early adapter of the program, Jerre S. Riggs, co-founder and COO of First Base LLC, gives it high marks. “Spaceful has made the process of creating tour books speedy and efficient, and the results are elegant and professional,” he says. “It's all digital, so we can easily edit and expand the content, and our clients can add their own comments, photos and video. In short, what was once a time-consuming and often painful process has now become seamless.”
