NLand Surf Park

AUSTIN, TX—NLand is North America's first surf park. It features a lagoon the size of nine football fields, designed for surfers of all levels, according to construction cost-consulting and project-management firm Rider Levett Bucknall.  

Rider Levett Bucknall acted as owner's representative in all stages of the project, leading teams responsible for NLand's design and construction. The firm's Austin office, led by resident manager Ruben Rodriguez and supported by senior project manager, Don Miller, were the key contacts on the projects.

“Southeast Austin's Highway 71 and the new 130 corridor is an up and coming area with interest from residential, commercial and industrial developers,” Rodriguez tells GlobeSt.com. “Just 20 minutes from downtown Austin and 10 minutes from the airport, NLand is ideally situated to take advantage of burgeoning growth in this area.”

Working with a proactive owner, Rider Levett Bucknall provided tailored and flexible strategic cost planning during pre-construction as well as multiple cost milestones and project management throughout construction and close out. Rider Levett Bucknall advised on construction contracts, preparation of bid packages to seek a contractor, analysis, and recommendation of contractors and completion of engagement of the design team.

The team navigated both natural near-disasters—the site was impacted by a microburst and three 500-year flood events—and unforeseen technological problems to deliver a sustainable facility for NLand's CEO and founder, Doug Coors, and his team.

“Hands down, this has been the most challenging and fun project I've ever been affiliated with,” Miller says.
