Mimosa Terrace

HOUSTON—The owners of 2240 Mimosa Dr. along with its development team worked intensively to create a perfect plan for the last under-developed site on the street straddling River Oaks and the Glendower Court area, a small enclave of multi-million-dollar patio homes, as well as boutique office and residential buildings. As of yesterday, Citiscape–with the exclusive support of Sudhoff Companies–officially launched pre-sales for Mimosa Terrace, a seven-story property.

“This property is very special to us, and our goal has always been to create a legacy project that would respect the street and its neighbors, while leaving something special and enduring behind,” said Joseph Lee, the director of Houston-based Citiscape, a family-owned firm that specializes in architecture, development, design, land and space planning, and construction management.

Neutral and natural exterior materials will establish a backdrop for a framework of vertical garden spaces–expansive terraces as large as 3,200 square feet in size–with glass railings and built-in perimeter planters.

“The concept is to create a living space where residents can enjoy the simplicity and sophistication of modern city living without the sacrifice of space and privacy,” says Victoria Lee, Citiscape's chief designer.

Mimosa Terrace residents will enjoy master bedrooms with dual walk-in closets, Poliform kitchens, gas fireplaces, utility rooms with trash chutes, niches for hidden safes, storage, and ample owner and guest parking. Designed for buyers that prefer the additional security of a building and the convenience of single-floor living, the 11 Mimosa Terrace residences will start on the second floor and will be serviced by two oversized elevators, providing the option of direct access.

“We are excited to introduce what will be a first-of-its-kind offering in Houston with Mimosa Terrace,”

Joseph Lee tells GlobeSt.com. “The mid-rise estate is an evolved concept for the affluent buyer that provides the best of both worlds, combining the indoor and outdoor elements of a home and the lock-and-leave aspects of a condo.”

The first five residential levels will encompass two units spanning more than 4,400 square feet each with 12-foot ceilings, while the single seventh-story penthouse will feature approximately 9,800 square feet with nearly 6,600 square feet of interior space and 3,200 square feet of terrace and garden. Additional highlights of the penthouse–free of central columns–will include a central skylight in the super-sized chef's kitchen and 14-foot ceilings.

Situated in the heart of Houston, future residents will be zoned to River Oaks Elementary which is a few blocks away, within a short walk to the Upper Kirby District and minutes by car to private clubs, downtown, Uptown, Memorial Park and Buffalo Bayou Park.
