Huffines Communities Ribbon Cutting

ROWLETT, TX—The city's participation in the planning and construction of the George Bush Freeway has opened up this area of Rowlett for continued growth and development. The new State Farm facility, along with all of the medical and service companies moving to the area, has created a strong demand for new apartments.

Due to rapid lease up of a phase one, a project has broken ground on phase two ahead of the schedule on the original plans. The first building of Harmony's Luxury Apartments welcomed initial residents in September 2016 and by mid-November, only 64 of a total 326 units in the first phase were available to lease. Two additional phase one buildings will be ready for move in this month and the final building will be delivered in March 2017.

Almost immediately after developer Huffines Communities celebrated the grand opening of phase one, dirt was turning on the second Harmony project. Grading and site preparation began on the 318 units in early November with vertical construction targeted for late spring 2017.

“While most of the attention of the multifamily market has been focused on Uptown, we decided to bring an Uptown urban-style community to the suburbs; the progressive city of Rowlett,” Phillip Huffines, co-owner, tells GlobeSt.com. “Harmony has leased twice as fast as our projections because of its location and unique urban style.” Phillip Huffines co-owns Huffines Communities with his brother, senator Donald Huffines.

Harmony is located at 11010 Harmony Hill Ln. at the intersection of Merritt Road and the President George Bush Turnpike. Harmony's phase one offers one- and two-bedroom apartment homes in multiple floor plans ranging from 560 to 1,263 square feet. Phase two will also include a limited number of three-bedroom apartments.

Harmony is one of Rowlett's first urban multifamily communities that offer a variety of upscale amenities along with green space, jogging and bike trails, a disc golf course, private dog park, a 7,000-square-foot clubhouse and pool.

These residences support today's tech lifestyles with USB ports inside each unit and WiFi in all common areas. The design includes 10-foot-high ceilings, 8-foot front doors, extensive sound attenuation, over-sized windows and granite countertops. Parking options available to residents include covered garage and open spaces while each building offers an additional layer of resident security with controlled access.

JHP Architecture/Urban Design designed the buildings and Moore Design Group developed the interior design for the community.

“Harmony has experienced incredibly strong leasing activity, which affirms our decision to combine the contemporary design of urban environments with the beauty of natural settings in this community,” said Phillip Huffines. “We are so pleased to have introduced this unique housing option to Rowlett and are gratified by the response.”
