FRISCO, TX—The two 12-story Mockingbird Towers located at 1341 W. Mockingbird Ln. needed updating. Specifically, a two-story space totaling 63,000 usable square feet between two buildings previously featured large planters with rocks, stone, brick pavers and non-ADA-compliant glass rails, all of which dated the space.
Dallas-based Caddo Holdings engaged IA Interior Architects to update the public areas. In addition, Caddo Holdings also looked to update the existing deli, and add amenities to attract and retain tenants.
Interior designers, Frances Bruns, David Holt and Katie Lazarine of IA Interior Architects' recently completed the Mockingbird Towers building repositioning project. The building repositioning scope included the central atrium's new wood deck and turf area with updated materials, railings and lights; common restrooms, corridors and elevator lobbies on each floor; a new fitness center, locker room and golf simulator; a new management office, conference center and lounge; a renovated 11th floor white box spec suite; and updating of the existing deli.
The new space successfully increases the value of the property, in addition to attracting and retaining tenants by providing a space with amenities and areas for guests to wait for appointments in comfort.
“Caddo Holdings has made a significant investment to completely make over this dark, dated property into a unique, urban oasis,” Bruns, managing director, IA Interior Architects, tells GlobeSt.com. “Mockingbird Towers has been transformed into a place that welcomes tenant interaction, featuring park-inspired communal spaces that act as magnets and create community.”
The design was inspired by art galleries and features the buildings' mid-century bones with current finishes and feel. The project efficiently reused select existing finishes coordinated with the new materials, railings and light fixtures, and incorporated pieces from a local artist.
