HOUSTON—Buffalo Heights is a mixed-use property being developed at Washington Avenue and South Heights Boulevard. The redevelopment is in close proximity to popular neighborhoods and natural amenities, including the acclaimed Buffalo Bayou Park and Memorial Park.
The property is owned by BKR Memorial II LLC, a Houston-based privately held company of the Russell and Glenda Gordy family.
“The vision for the property is to create a legacy for future generations, under the long-term ownership of the Gordy Family,” says Russell Gordy. “There is no location like this one in Houston.”
Houston-based Midway, best known for its regional mixed-use destination CITYCENTRE on Houston's west side, was tapped to redevelop the property on behalf of the Gordys.
“Buffalo Heights affords the rare opportunity to reinvent a community by delivering a healthy lifestyle built around local fresh food, outdoor activity and signature green spaces,” said Jonathan Brinsden, CEO of Midway. “There is a legacy aspect of this and it is exciting to work with the Gordys, who have an idea that they can make a difference. This first phase will be a catalyst for more innovative and transformational developments to come.”
H-E-B has agreed to plans for a store location in the first phase of Buffalo Heights. The new H-E-B is expected to be an innovative departure from traditional single-level, suburban-style stores.
“The growth along what we call the Washington Corridor has just exploded over the last five years,” said Scott McClelland, president, H-E-B Houston. “And when we heard this mixed-use development was available and that it was going to be a duplication or even a one-up of what CITYCENTRE was, we said, 'We've got to be there.' We are looking forward to creating a unique shopping destination for our neighbors along the Washington corridor. Our new store will be reminiscent of the community it serves and add to the longevity of this distinctive development.”
Offering proximity to the Washington Avenue corridor as well as Buffalo Bayou Park, hiking and biking trails, Memorial Park, downtown and Houston's most walkable neighborhoods, the new H-E-B launches the first phase of a redeveloping district that is attracting upscale apartments and gourmet eateries.
“Proprietary market research tells us the same things you observe in chef-owned restaurants on Washington Avenue, coffee shops in The Heights and running trails along Buffalo Bayou,” Ann Taylor, vice president, Midway, tells GlobeSt.com. “Area residents are urbanites. They're highly mobile professionals who enjoy an active lifestyle and place a high value on their time. This mixed-use project is an innovative response to two things: increasing scarcity of land in Houston's most desirable, close-in locations, and demand from residents who want to live, shop and work so close to Buffalo Bayou Park and Memorial Park, while also having quick access to major activity centers.”
As previously reported, household formation is rising at a stable pace, encouraging several grocers to move forward with expansion plans in the metro, including H-E-B, Kroger and Walmart.
