LOS ANGELES—The first mixed-use project in the South Park neighborhood of Downtown Los Angeles has finally arrived. Contractor Bernards has completed construction of the Wolff Co.'s OLiVE DTLA project, a 384,488-square-foot project with 293 apartment units and 15,000 square feet of retail space. The $62 million project is the first to open in the neighborhood, which has become a major development hub in the market.
“OLiVE DTLA is the first to come to market in this construction cycle in the South Park area and was a key catalyst to the robust redevelopment of this area,” Jocelyn Topolski, executive director of project development at Bernards, tells GlobeSt.com. “Bernards has had the unique experience of working on a number of projects that have been catalysts, including One Santa Fe in the Arts District and Lincoln Place in Venice / Silicon Beach area, to name a few.”
While OLiVE DTLA is the first project to come online in South Park, it the first of many to come. Bernards and The Wolff Co. are also working on the nearby G12 development, which is a $63 million mixed-use complex with a total of 456,000 square feet, seven stories, 347 rental units and 19,000 square feet of street-level retail and amenity spaces.
These projects are an example of what is to come in the neighborhood, which has been developed for years and where land prices have soared as developers scramble to find available development space. Both of the Wolff Co. projects were the first mixed-use projects to start construction in the neighborhood. “People of all ages are drawn to South Park, which has become a vibrant hub for living, entertainment, hospitality and dining,” says Carl Vizcarra, project executive with Bernards. “These projects have played a pivotal role in the continued transformation of Downtown LA and we are pleased to be a part of that effort.”
