SAN MARCOS, CA—Campus CMH LLC, 36 CMH and Campus BRB LLC, an entity managed by Ryan Denk, has sold the 144,148-square-foot Campus Marketplace retail shopping center here to IVT San Marcos Campus, controlled by Inventrust, for $73.4 million. The property is located at the southwest corner of Twin Oaks Valley Rd. and SR 78.

One of the reasons the property fetched such a high price is its stellar location, according to Jan Fincham and Patrick Dempsey, who led the team at Lee & Associates Arizona in representing both buyer and seller. “Campus Marketplace is attractive because of its strategic freeway location and its proximity to Cal State University San Marcos, the San Elijo Hills master-planned residential community, Palomar Health Center and Kaiser Permanente medical facility,” the team say. “Campus Marketplace provides a synergistic tenant mix, which creates significant customer draw from the nearly 200,000 residents in the area who shop and dine at the property.

The center is in a class-A neighborhood and features notable tenants Ralphs Grocery, CVS Pharmacy, Starbucks, Subway, Bank of America, UPS Store and Unleashed by Petco.

GlobeSt.com was unable to reach the buyer before deadline for comment on its future plans for the center.

As we recently reported, proximity to campus is still a number-one amenity for student housing as well as retail centers.
