PLANO, TX—Demand for single-family homes continues unabated in the area. Hammer swinging and ribbon cutting are common sights here as numerous residential projects are in the works or now open. The 327-unit The Bridge @ Heritage Creekside apartment project, completed by Carbon Thompson, has opened, according to Rosewood Property Company. In addition, Plano-based Green Brick Partners Inc. has completed the necessary infrastructure to permit C.B. JENI Homes to begin construction of 105 single-family townhouses on the west side of Pittman Creek, which bisects the 46-acre eastern portion of the project. Finally, 41 single-family homes along Pittman Creek will be offered by Cambridge Homes, a Plano-based builder.
“Rosewood made several commitments following the rezoning that we undertook in 2014 relating to bringing unique restaurant concepts to a natural creek setting as well as to start new, quality and sustainable multifamily and single-family housing in central Plano,” Bill Flaherty, president of Rosewood Property Company, tells GlobeSt.com. “I am pleased to announce that with the creek restoration project included, Rosewood is under development on virtually all of the 46 acres in phase I at Heritage Creekside.”
Rosewood Property Company is the developer of Heritage Creekside, a 156-acre mixed use development near the intersection of US 75 (Central Expressway) and 190 (President George Bush Turnpike). When completed, Heritage Creekside will include up to 1,300 multifamily apartment units, several hundred single-family townhouses and homes, retail and a corporate office campus with up to 2.5 million square feet of space. The property, which has been owned by the Hunt family for more than 50 years, has remained largely undeveloped.
“In addition to the opening of The Bridge @ Heritage Creekside multifamily and the start of the single-family homes, the creek restoration project has begun and the bow truss pedestrian/bike bridge is currently being manufactured and will be installed by mid-2017,” continued Flaherty. “It has been especially gratifying to receive great support on this transformational project from the important adjoining neighborhoods of Dallas North Estates and Pitman Creek Estates and the city of Plano, as well as having the opportunity to work with two fine partners on phase I, Carbon Thompson and Green Brick Partners.”
Last summer, Green Brick Partners Inc. acquired 17.3 acres in Heritage Creekside to develop approximately 150 home sites. The company owns a controlling interest in four homebuilding companies in the Dallas area: Normandy Homes, CB JENI Homes, Centre Living Homes and Southgate Homes. Green Brick currently controls approximately 4,000 prime home sites and is building in Plano, Allen, Carrollton, Flower Mound and Frisco, as well as in other DFW markets and the Atlanta market, where its Providence Group is a leading homebuilder.
“Demand for single-family homes is at a record pace and the ability to deliver quality residential product in a desirable in-fill location in Plano is certain to generate immediate demand,” said Jed Dolson of Green Brick Partners. “The ability to walk and bike to the immediately adjacent restaurants and retail is one of the most desirable amenities requested by prospective homeowners and we are pleased with the quality and reputation of the restaurants that Rosewood has been able to secure.”
Rosewood recently announced that it has signed leases with two notable restaurants, Flying Fish and Rodeo Goat Ice-House, which are operated by Shannon Wynne's group.
Rosewood Property Company is a subsidiary of The Rosewood Corp., a private investment concern owned by the Caroline Hunt Trust Estate. Its real estate holdings are in the active submarkets in North Texas. The company owns and is headquartered in Rosewood Court, an office/retail complex in Dallas' Uptown.
As previously reported, high demand continues for office space as a result of accelerating job growth and consolidation/expansions but more absorption, higher rents and fewer vacancies could lead to more development.
