SAN JOSE—The corner of Pierce and Market has been enhanced by the glass-enclosed space of The Pierce, a midrise 232-unit luxury apartment and retail property in downtown. The grand opening celebration was held last week for the mixed-use community located at 2 Pierce Ave.

Its location on Market Street between Pierce Avenue and Reed Street is in the emerging South First Area district (SoFA)—San Jose's visual arts and entertainment destination, according to Sares Regis Group of Northern CaliforniaSares Regis and its affiliates, Regis Homes Bay Area and Regis Contractors Bay Area, are regional companies based in San Mateo, CA.

Apartments at The Pierce are immediately available for move-in and include studios, one- and two-bedroom apartments, and two-bedroom/two-bath townhomes. Rental rates start at $2,200 per month.

“The Pierce is the perfect gateway to SoFA and downtown San Jose from those coming up First Street,” says Jeff Smith, senior vice president of Sares Regis Group, tells GlobeSt.com. “Steinberg Architects have an intimate knowledge of the neighborhood, as their old office stood on the site of The Pierce for decades. They were fully committed to making sure The Pierce complemented the community, and made sure to incorporate heritage signage and recycled construction materials from the site's old buildings into The Pierce's design.”

The Pierce features the Voxel Cloud, an art installation of LED lights by Brian Brush that is sponsored by the developer and the San Jose office of cultural affairs' public art department. Shining from the building's rooftop and visible from Interstate 280, the Voxel Cloud acts as a light beacon that marks the southern gateway into the SoFA District.

“The Pierce offers mixed-use housing, 232 new homes, a stylish Voxel Cloud art exhibit and residents on the ground who will enliven our streets,” says mayor Sam Liccardo. “If that weren't enough, The Pierce also raises the 'cool' factor of our city and will serve as an anchor for our downtown's southern edge.”

In addition to the 232 rental units available, The Pierce boasts 4,300 square feet of ground floor retail space. Two-story spaces at the ground level include a leasing center, art gallery reception lobby, high-speed WiFi cafe and fully equipped fitness center. An outdoor kitchen, screening room, bike shop, swimming pool, landscaped gardens and roof terrace can be found on the upper floors of the residential portion of the community. The community also includes a two-story concrete garage with 323 spaces.

Sares Regis partnered on the project with Chicago-based Pritzker Realty Group. The design/development team includes Steinberg Architects, general contractor Clark Builders Group, HMH Civil Engineers, The Guzzardo Partnership Landscape Architects, MEP engineer Belden Inc. and structural engineer Nishkian Menninger.

The Pierce is targeting LEED Silver certification.
