SAN FRANCISCO—One Henry Adams is a 241-unit mixed-use multifamily community that recently opened on the last open parcel of Townsend Square. In the latest addition to the Design District/Showplace Square, the apartment community has now leased 102 of its 241 residences.
The two, six-story buildings are separated by a 65-foot-wide paseo that connects Henry Adams Street to Rhode Island Street, allowing for pedestrians to easily access street-level retailers and outdoor dining opportunities. All of the retail at One Henry Adams is located on Division, facing Townsend Square.
As part of the property's dining options, Equity Residential inked a deal to fill its remaining 5,400 square feet of retail space. The lease with Kash Feng, owner of numerous local sushi outlets including the nearby and Michelin-rated Omakase restaurant, includes opening three separate culinary offerings: a 3,200-square-foot Japanese yakiniku steakhouse and whiskey bar, a 1,500-square-foot fast-casual udon restaurant and an 800-square-foot Japanese butcher shop. The yakiniku steakhouse and bar will wrap the corner to provide outdoor seating on the property's landscaped paseo that connects Henry Adams to Rhode Island.
Mike Semmelmeyer of Main Street Property Company represented the tenant. These concepts will join another local favorite, The Grove, which is scheduled to open on-site in April 2017, continuing a theme that many multifamily developments have adopted to provide culinary experiences not only for the residents but surrounding dwellers.
“Our team is working diligently to identify local businesses that bring a level of quality, value and convenience not only to our residents but also to the community at large,” says Jim Kelly, first vice president of development for Equity Residential. “In securing purveyors of the quality and popularity of The Grove and Omakase, we couldn't be more pleased. And we know these retailers will prove very popular with our residents.”
In what is becoming a singular feature of Feng, his new outlets will have separate retail storefronts, entries and designs, while sharing internal infrastructure such as the kitchen, storage and restrooms–a concept introduced with Feng's successful Omakase and Okane restaurants. The outlets are expected to have staggered openings, beginning in fourth quarter 2017.
The resident amenities at One Henry Adams include a rooftop terrace with an outdoor kitchen, lounge chairs and downtown views, a large fitness center, multiple lounges with WiFi and high-definition flatscreens, a club room with demonstration kitchen, two private outdoor courtyards with a fireplace and grilling areas, 1:1 bicycle parking with tool racks and a repair station, a dog spa, reserved electric car parking, resident social events, access-controlled community, package service and Zipcar vehicles on-site, GlobeSt.com learns. Inside, the homes feature quartz countertops, glass tile backsplashes, stainless steel appliances, in-home washer and dryer, and 9-foot ceilings in one-, two- or three-bedroom floorplans.
The neighborhood is renowned for its historic brick-and-timber warehouses and its array of design, fashion and culinary destinations. The project has a Walk Score of 94 with nearby parks and trails. There is also access to the East and South Bay via public transit options.
