SAN FRANCISCO—The Rincon Hill Plan devised in the last decade was the first neighborhood plan adopted by the planning commission in more than 10 years. It ensured top-quality residential development at a neighborhood scale, with shorter buildings on the street interspersed with the tallest towers at the top of Rincon Hill, forming a new city skyline, according to the San Francisco Planning Department.

The goal was to allow ongoing transformation into a new mixed-use residential neighborhood adjacent to downtown, with both strong urban design controls and funding mechanisms for the necessary public infrastructure, including open space, streets, community facilities and housing. The plan included retail shops and neighborhood services, and transforming key streets into landscaped residential streets. Within the Rincon Hill neighborhood at 201 Folsom St. is Tishman Speyer's Lumina, a 1.046 million-square-foot 656-unit condominium development that is one of the neighborhood's newest residential projects. Currently under construction, the project will consist of two towers of 42 and 37 stories, and two mid-rise plaza buildings of eight stories each. Floor plans include studio to three-bedroom layouts, averaging 1,200 square feet. Designed by Bernardo Fort-Brescia of Arquitectonica, in collaboration with Heller Manus, the project is targeting LEED Silver Certification.

With the close of the first quarter of 2017, residences at Lumina are selling quickly—the high-rise luxury community has entered into contract on more than 40 homes so far in 2017. More than 70% of homes at Lumina have closed escrow. Half-floor penthouses are also available for nearly $9 million per penthouse, GlobeSt.com learns.
