LOS ANGELES—Shubin Nadal Realty Investors has entered the final phase of construction on the Mix at Harman Campus, a 45-acre mixed-use creative office campus in the San Fernando Valley. Ware Malcomb is designing the property as an amenitized oasis for a mix of creative and traditional tenants looking for unique urban-style spaces in the valley market. It is expected to open later this year.
“Our vision for The Mix was to create a campus environment that promotes collaboration, innovation, convenience, fun and wellness in a walkable and connected campus with an overall authentic design aesthetic inspired by Harman JBL's history with the site and the region,” Radwan Madani, principal for Ware Malcomb, tells GlobeSt.com. “The Mix caters to the expanding demand for amenity-rich campus-style office space that promotes indoor/outdoor connectivity. It is the first of its kind in San Fernando Valley from a scale and rebranding standpoint.”
The creative office spaces feature the creative office standards, like indoor-outdoor work environments, open-air windows, private patios and dining areas, but builds on the trend with a thoughtful flow of workspaces with a 30,000-square-foot park, a 36,000-square-foot gym and retail.
It is an environment that could exist in an urban setting, but is still unique to the more suburban valley market. “In each of our markets, we design creative office projects tailored to our clients' goals while providing long term real estate value,” says Madani. “Addressing site specific climate challenges is the primary focus in our design vision and process. However, the overall principles of creative office design remain constant, such as flexible workplace, connectivity to the outdoors, amenity-rich site experience, and creating an architectural image which represents a dynamic project brand.”
Phase three will complete the project with the construction of two new single-story speculative retail and restaurant buildings totaling 17,000 square feet. The first two phases involved the redevelopment of 200,000 square feet into creative office space. “The Mix offers a unique opportunity in the Valley to join a campus with a strong legacy while providing up to date site amenities and workplace,” adds Radwan. “As the West LA office market vacancy continues to drop, moving North to the Valley is next logical option.”
