DALLAS—Things are hopping in Midtown. Not only are relocations and renovations hitting the CRE radar, but the Midtown area is being transformed into an entertainment-based mixed-use neighborhood.
First in the relocation arena, global infrastructure service firm AECOM is relocating its regional headquarters, moving from the InfoMart building near downtown to Midtown's Galleria Towers. The new office at One Galleria Tower located at 13355 Noel Rd. will reflect the innovative design work of the Fortune 500 Company and is also a strategic move for the rapidly growing firm in a consolidation of more than 250 professionals. The firm expects to move its headquarters by the end of this year.
Shannon Brown, Kenzie Kilgore, Celeste Fowden, Phil Puckett, Harlan Davis and Neal Puckett of CBRE negotiated the lease. CBRE Global Investors is the new owner of the building and has revitalized the Galleria Tower icons with $20 million in capital improvements—such as shared spaces, a completely reimagined fitness center and round-the-clock personalized assistance, GlobeSt.com learns.
The three class-A office buildings, One Galleria office tower, Two Galleria office tower and Three Galleria office tower were built from 1982 to 1991, totaling nearly 1.15 million rentable square feet. The parking is fully structured along with a surface parking ratio of 3/1,000.
Of the 25 floors of One Galleria, the typical floor plate is 20,400 square feet. Of the 24 floors of Two Galleria, the typical floorplate is 22,180 square feet and of the 26 floors of Three Galleria, a typical floorplate there is 22,300 square feet.
AECOM is moving from a 40,000-square-foot office to a 30,050-square-foot lease that implements new office strategies for the next generation of design and engineering professionals. The new Dallas headquarters will offer a high-performance work environment featuring a more open floor plan, updated furnishings and designated areas for individual focus, social gatherings and team collaboration. Technology, including a faster network and advanced audio/visual capabilities, will improve collaboration, communication and mobility, and allow more flexibility for employee work styles.
The new AECOM office will overlook the new Midtown mixed-use development and allow ease of access from throughout the DFW area both for employees and the clients the company serves. The move to the transformational area is evidence of the firm's commitment to growth in Dallas and evolving neighborhoods.

The $4 billion Midtown renovation by Beck Ventures is to provide an urban atmosphere on the site of the former Valley View Mall. The development encompasses unique design concepts never before seen in the region, including a seven-story glass-enclosed European style market.
“Dallas Midtown will become a major economic driver for the city of Dallas. It will strengthen our tax base and help our city lure and retain corporate headquarters. This is an extremely desirable site and this is the perfect way to develop it,” says Tennell Atkins, Dallas city council member.
The urban living and retail center will be bordered by Interstate 635 on its South, Spring Valley Road to its North, Dallas Tollway to its West and Preston Road to its East.
