DALLAS—Neighborhoods all across the country are changing, growing taller, more active and highly diverse in terms of housing options. What's behind the changes? Large-scale apartment construction has much to do with that, according to RENTCafé.

It's no surprise that Long Island City leads the nation's new apartment construction with 12,533 new units delivered between 2010 and 2016 in 41 buildings. And while Downtown Los Angeles was once known for going quiet after dark, today the area is brimming with life 24/7. More than 7,500 new units– approximately 63% of Downtown LA's rental stock–have been added to the city's urban core since 2010, thrusting the city into second place among the nation's new apartment construction hotbeds.

Admittedly, New York City may steal much of the limelight when it comes to the strongest presence in the list of the 50 hottest neighborhoods for new construction. However, there are several other cities that have built to impress in post-recession times, including Dallas in the fifth spot, with some of the most apartment completions since 2010.

And the hottest neighborhood for new apartment construction goes to Uptown with 5,839 new units. Other communities in Dallas with new apartments are Oak Lawn (4,892 new units), Hillside (2,017) and Cochran Heights (1,826).

“Dallas has been on such a building frenzy during the post-recession years that it is in the top five in the country for neighborhoods with the largest numbers of new apartment deliveries,” Nadia Balint, RENTCafé real estate editor, tells GlobeSt.com. “As of 2009, there were only 12 large-scale apartment buildings in Uptown totaling less than 3,000 apartments. Starting with 2010, apartment construction boomed, and more and more apartment developments opened year after year. By 2016, the neighborhood saw a total of another 22 brand new apartment buildings, making up a total of 5,839 new apartments, twice as many as the pre-2010 inventory. Given these stats, those looking for rentals in Uptown now have a selection of mostly new apartments to choose from, with 67% of all the apartments in Uptown being no older than seven years. All 22 buildings are class-A properties, with the largest being Camden Victory Park (offering 423 rental units) and the smallest is The Armstrong at Knox (165 rental units).”
