AUSTIN, TX—There is increased supply with steady demand nudging vacancy up, net absorption is positive for the 25th consecutive quarter and average full-service asking rates are rising, according to NAI Partners' Q2 2017 Office Quarterly Report.

DALLAS—Fidelis Realty Partners announced the hire of Mike Watson as vice president of leasing, adding to the growing team in its Dallas office.

DALLAS—JLL hired new team members to join its national property tax practice. Dan Leonard and Debbie Moore join as vice presidents in the company's Dallas office. The new team members report to David Dodd, executive vice president, JLL valuations and advisory services.

DALLAS—Kyle Bramlett has joined Cushman & Wakefield from CBRE as senior project manager in its project and development services group.

HOUSTON—The Texas Division of McCarthy Building Companies Inc. recently hired Wendell Rychlik as vice president of business development for the civil business unit. Rychlik is responsible for building and maintaining relationships with owners, clients, engineers, subcontractors and suppliers. He will focus on market development and strategic planning to help grow the Texas division's business across all heavy civil market sectors, including transportation, transit, marine, industrial and water infrastructure.

ADDISON, TX—Kforce Inc. extended its lease of 7,254 square feet at 15301 N. Dallas Pkwy. JJ Leonard and Ryan Evanich with Stream Realty Partners represented the landlord, FPG Colonnade LP. Jim Graham and Tyler Howarth with Colliers International represented the tenant.

CARROLLTON, TX—Nick Mavro & Associates LLC leased 14,069 square feet at Capital Center–1625 Crescent. Eric Crutchfield with Stream Realty Partners represented the tenant.  Alan Clark with JSC Realty Services represented the landlord, Property Reserve Inc.

DALLAS—RD&F Advertising Inc. renewed its lease of 8,110 square feet at Quorum Place, 14901 Quorum Dr. Ryan Evanich, Chase Lopez and Jordan McFarland with Stream Realty Partners represented the landlord. Taylor Dickerson and Scott Morse with Citadel Partners represented the tenant.

DALLAS—Phase 1 Prototype LLC renewed 12,960 square feet at Newkirk Business Park, building 3, 10580 Newkirk St., suite 301. Ryan Boozer and Todd Poticny with Stream Realty Partners represented the tenant.

DALLAS—KPMG has expanded its space at KPMG Plaza at HALL Arts by 11,430 square feet. This lease brings KPMG's occupancy at the building to 193,430 total square feet throughout seven-and-a-half floors. The new expansion will be used to provide space for additional professionals and expanded conferencing space. KPMG will occupy the new space by the end of this summer.

DENVER—Holliday Fenoglio Fowler LP has secured financing totaling $21.925 million for Coronado Crossing and Valley Park Village, two Denver multi-housing communities comprising 388 units. Working exclusively on behalf of Boulder, CO-based Mountain View Capital LLC, HFF secured two seven-year, floating-rate loans in separate transactions through Freddie Mac's CME Program. The securitized loan will be serviced by HFF, a Freddie Mac multifamily approved seller/servicer for conventional loans.

DENVER—CBRE recently completed the sale and leaseback of a two-property industrial portfolio located at 5575 Logan Ct. in North Denver. The 86,000-square-foot site is home to Custom Made Meals, a Denver-based manufacturer of oven-ready entrees and appetizers distributed at 6,000-plus grocery retail locations nationwide. Andrew Sandquist (Denver), JC Asensio (Chicago) and Briggs Goldberg (Chicago) of CBRE corporate capital markets represented the seller. The buyer was a New York-based REIT.

FORT WORTH—Too Fit leased 3,750 square feet at 1709 White Settlement Rd. from Sarosi Family Investments. Forrest Cook and Tyler Maner with Stream Realty Partners handled the transaction.

FORT WORTH—Solaris Ranch, an 80-unit apartment property, has sold. Al Silva, senior vice president investments and Mark McCoy, associate in Marcus & Millichap's Fort Worth office, had the exclusive listing to market the property on behalf of the seller, a California-based private investment company.  The buyer, an out of state partnership, was secured by Silva, McCoy and Ford Braly, senior associate in Marcus & Millichap's Fort Worth office.

GARLAND, TX—Chloe Lighting Inc. leased 49,994 square feet at 2701-2805 S. Shiloh Rd. Matt Dornak with Stream Realty Partners represented the landlord, DRA Advisors. Ryan Wolcott and Corbin Stall with Stream Realty Partners represented the tenant.

GRAPEVINE, TX—System Electric Co. leased 14,300 square feet at Westport Business Center 3, 635 Westport Pkwy., suite 300. Holt Lunsford Commercial Inc. represented the landlord, Little Britain Holdings LLC. Ryan Boozer and Adam Jones with Stream Realty Partners represented the tenant.

HALTOM CITY, TX—Servpro renewed its 10,000-square foot lease at 2369 Pecan Ct. Vasseur Commercial represented the landlord McDonald Enterprises Inc. Forrest Cook with Stream Realty Partners represented the tenant.

HOUSTON—NAI Partners recently represented Rubicon Oilfield International in a 3,312-square-foot office sublease located in Brookhollow Central II at 2900 North Loop West. Dan Boyles and Mike Mannella of NAI Partners represented Rubicon Oilfield and Eugene Terry of JLL represented the subtenant, Armstrong, Lee, Savage LLP, during the negotiations.

LAKEWOOD, CO—Steadfast Apartment REIT III Inc. has acquired its sixth apartment home community, Belmar Villas. The 318-unit garden style apartment community, located in this Denver suburb, was purchased for $63.3 million.

PLANO, TX—Dallas Baptist University extended its lease by 10,607 square feet at Parkway Centre II, 2805 Dallas Pkwy. Matt Wieser and Ryan Evanich with Stream Realty Partners represented the landlord. Michael Griffin with Transwestern represented the tenant.
