University General

HOUSTON—Built in 2004, the 195,000-square-foot class-A medical building formerly housed the University General Hospital—later the Foundation Surgical Hospital—which was a standalone surgical hospital that operated in that location until early this year. The building at 7501 Fannin in the Texas Medical Center has space still built out for a full-service hospital.

Cambridge Properties is replacing HVAC systems and making other upgrades to accommodate new hospital user groups and medical office tenants. Building signage is available for the right user.

Cambridge has selected NAI Partners as the exclusive leasing agent for the building. The office project leasing team of Zach Leger and Jacob Aldridge will be heading up the marketing and leasing for the new assignment.

“Cambridge Properties' commitment to making 7501 Fannin a viable option for physician tenants as well as the ongoing provision of healthcare there is exemplary, and we look forward to assisting in their growth and sustained success within the Texas Medical Center,” says James P. Tainter, managing director, NAI Partners landlord services division.

There are second-generation medical spaces available, as well as two floors of space for brand new medical tenant buildouts.

“The available space in this building represents a terrific opportunity within the Med Center for any acute care medical operator, physician tenant group or other type of ancillary medical service group user,” Tainter tells GlobeSt.com. “Zach Leger and Jacob Aldridge of NAI Partners' office project leasing team have brought an enthusiastic energy to our project leasing capability, and landing a leasing assignment of this size, complexity and scope underscores the tenacity and effort they bring to our clients.”
