DALLAS—In order to accommodate rapid growth in the college testing prep arena, UWorld will move its office from Irving to Cypress Waters, a 1,000-acre development that spans the cities of Dallas, Coppell and Irving. UWorld specializes in exam preparation for licensing exams and will occupy approximately 50,000 square feet on the third floor of 9111 Cypress Waters Blvd.
The structure on Cypress Waters Boulevard is the newest spec building that was completed earlier this year. UWorld plans to move into the space in January 2018, according to Billingsley Company.
“Cypress Waters is the perfect development for us,” Chandra Pemmasani, CEO of UWorld said in a statement. “Since UWorld has recently launched its SAT, MCAT and College Prep products, we needed a space that could accommodate our rapid employee growth. The modern facilities and the proximity to retail provide our employees exactly what they need.”
Cypress Waters' 1,000 acres will become a high-density community of up to 4 million square feet of office space, 450,000 square feet of retail space, more than 10,000 residences and three schools within the Coppell Independent School District. Cypress Waters will join Legacy and Las Colinas as leading suburban developments in the southwest and in the nation. Billingsley Company's developments generally combine elements of work, live, play, shop and dining.
“This building is our best one yet,” said Marijke Lantz, SVP, investments and build to suits, Billingsley. “The fritted glass exterior makes a beautiful first impression. And inside, the modern finishes and unique artwork are sure to make an impact. UWorld employees will also get to enjoy a large fitness center on the first floor and spectacular views of a 1-acre park that will be finished in a few weeks.”

“Demand has not slowed much during the summer months, counter to typical seasonal slowdowns we tend to experience,” adds Lucy Burns, partner, Billingsley. “We completed this spec building in May and it is already 95% leased. Our next spec building is located on the water and will be complete in Q3 2018. We are optimistic that it will lease at the same kind of pace.”
The Offices of Cypress Waters is a sustainable mixed-use suburban corporate campus in one of the fastest growing cities in the nation. With two nearby substations, significant sources of water and several fiber providers, the property has tremendous business infrastructure already in place. The abundance of land gives corporations the flexibility to grow organically over time.
