With a mean household income of more than $600,000, America’s wealthiest suburb last year, for the second year in a row, is Scarsdale, New York. This is according to GOBankingRates' annual ranking of wealthiest suburbs, which welcomed two surprising newcomers to the top 10 this year – Alamo, California, and Southlake, Texas.
California was home to 17 of the 50 wealthiest suburbs for 2025, one more than last year. The five wealthiest California suburbs are Los Altos, with a mean household income of $403,512, Alamo at $403,334, Orinda at $369,073, Palos Verdes Estates at $367,178 and Saratoga at $344,319. Alamo and Coto de Caza, California, are two of six wealthy suburbs that joined the top 50 this year, along with Lake Butler, Florida; Colleyville, Texas; Newton, Massachusetts; and Brentwood, Tennessee.
Meanwhile, five Texas suburbs were among the top 50, including three in the top 10 and Florida is home to three of the nation’s wealthiest suburbs.
At the top of the list, Scarsdale’s household mean income for 2023 was $601,193, up 2.2% from $588,014 in 2022, according to the report. The average single-family home in the market is valued at more than $1.2 million, which is about $38,000 more than last year.
Another New York suburb, Rye, ranked second with a mean household income of $421,259, which was up 0.62% year-over-year. The average single-family home in Rye costs nearly $1.9 million, up 4.4% year-over-year.
The third-wealthiest suburb was West University Place in Texas, where the mean household income in 2023 was $409,667, down 1.85% year-over-year. The average single-family home in the market costs about $983,000, with home values rising 4.61% in the past year.
In fourth place was Los Altos, California, with an average income of $403,512. That is down 2.59% from the previous year. The average single family home costs a hefty $4.6 million in Los Altos, where values rose more than 6% year-over-year.
Another California market took the fifth-place spot on the list. Alamo’s mean household income is similar to Los Altos at $403,334, but the average single-family home is a more affordable $2.6 million. Household income grew 1.11% in the market while housing values dropped 1.84% year-over-year.
Texas markets University Park and Southlake grabbed the sixth and seventh spots on the ranking, with mean household incomes of $389,868 and $382,520, respectively. An average single-family home in University Park costs about $2.5 million, while the average Southlake single-family home costs $1.3 million.
Hillsdale, Illinois, ranked eighth with a mean household income of $376,366, followed by Orinda, California, at $369,073 and Wellesley, Massachusetts, at $368,179.
